Owner’s Equities and
Responsibilities
1- The priming , painting , puttying , caulking to the
interior walls, doors , and windows.
2 - The staining and varnishing to all doors, windows, trim and wood
work package
throughout. To fill in the nail holes for the entire trim package.
3 - The running of the downspouts, sump discharge line and garage floor drains
from the foundation
to the street.
4 - The proper installation and maintaining of the driveway to include slag or
limestone and culvert
throughout the construction phases.
5- The finished exterior steps, sidewalk , driveway to be installed after
home completion to allow
sufficient time for ground to settle from the foundation over dig.
6 - The final grade and landscaping , (only the dirt from the foundation will
be used for back-fill
and rough graded ).
7- The utility applications, expenses, and costs for utility hookups to
improved extensions , including the well
and septic systems , the pressure tank installation and wiring. (Builder
will install a breaker for well pump).
8 - The vent for the dryer.
9 - The shower curtains or doors.
10-The clean up of the lot and dwelling during and after construction, including
a dumpster for waste disposal.
11-The supplying and installation of all appliances.
Note; All or part of this work can be
performed by Image Homes at an additional cost to owner.
